   <description><![CDATA[CONSTRUCTION UNDER WAY FOR SPECTACULAR, JEANNE GANG-DESIGNED AQUA AT LAKESHORE EAST<br><br>Construction is under way for Chicago’s first high-rise building designed to combine condominium homes, luxury rental apartments, hotel suites and retail space in a single structure.<br><br>Magellan Development Group has broken ground for the highly acclaimed, 81-story Aqua tower designed by Architect Jeanne Gang, principal of Studio/Gang Architects as the cornerstone for the $4 billion, 28-acre Lakeshore East mixed-use development. Loewenberg Architects is the architect of record.<br><br>Characterized as spectacular both in its size and originality, what is believed to be the tallest skyscraper ever designed by a woman, the $475 million structure will be positioned at the northwest corner of the blossoming development three blocks east of Michigan Avenue between Columbus Drive and Randolph Street, just north of Grant and Millennium Parks.<br><br>Hailed by Blair Kamin, prize-winning architecture critic for the Chicago Tribune as “Chicago’s most sensuous skyscraper,” Aqua will be a blend of 264 luxury condominiums rising from a level equal to or higher than many city penthouse levels, 474 rental units, 210 hotel units, 42,000 square feet of office space and 37,000 square feet of retail space.<br><br>Hotel rooms, together with ballrooms and separate hotel function space, have been pre-sold to Strategic Hotel and Resorts Inc.<br>To be constructed by James McHugh Construction Co., the reinforced concrete and glass tower has been acclaimed as much for its unique exterior detailing as for its functional diversity.<br><br>The architecture features balconies up to 12 feet in width that appear as undulating waves and create a rippling effect that Gang explains mirror the striated outcroppings and formations visible throughout the Great Lakes region.<br><br>Magellan co-chief executive officer James Loewenberg notes that Aqua’s undulating contours will contrast significantly with more angular neighboring buildings.<br><br>Charles Shaw, editor-in-chief of Chicago’s Conscious Choice magazine, notes that the significance of what he describes as a “genre-bending skyscraper” and a “jaw-slacking neo-modern tower” that is Gang’s first sortie into high-rise design is “about a lot more than its facade. (It) affords each of the residents their own personal, unimpeded view through the dense thicket of skyscrapers along Chicago’s eastern shore.”<br><br>Aqua’s studios, convertibles, and one-, two- and three-bedroom residences will command dramatic river, lake, skyline and Millennium Park views. Remaining residences, ranging from 573 to 1,982 square feet, are priced from the $650,000s. In addition, a limited number of opulent penthouses are included for several of the top floors of Aqua. <br><br>Aqua combines elegant condominiums starting on the 53rd floor with luxury rental residences on floors 19 through 52, and hotel rooms below with separate entrances and elevators. It is notable that the lowest of the condo floors are actually among the highest in the city; in many cases they are higher than most penthouses in the city. Impressive views include Lake Michigan, Chicago River and Millennium Park panoramas. The building also will include more than 36,000 square feet of first and second floor retail that will connect to the underground pedway system.<br><br>“Aqua represents a Chicago milestone as the first high-rise specifically created to comprise condominium, rental, hotel and retail spaces,” said Joel Carlins, co-chief executive officer of Magellan. “This addition to Lakeshore East is revolutionary in both design and function.” <br><br>Residents will have access to more diverse amenities than any major city, indoors and out.<br><br>A distinctive 80,000-square-foot deck will feature luxury gardens, gazebos, pools and cabañas, a hot tub, walking trail, fire pit and several grill stations. Indoors, 27,500-square-foot amenity floors will provide such fitness facilities as an indoor lap pool, basketball court, a spa featuring hot tubs, sauna, steam, treatment and massage rooms, club rooms with catering kitchens, coffee bar and lounge, media room, billiards and game area, theater with plasma TV, business center, Internet café, library, skygarden and concierge services.<br><br>Completed and occupied Residential developments at Lakeshore East currently include the 29-story Lancaster, the community’s first condominium building with 209 homes; The Shoreham, a 46-story apartment tower with 548 residences and The Regatta, a 44-story condominium building with 325 residences. <br><br>Under construction are 340 On The Park, a 62-story condominium tower; The Chandler; a 35-story condominium building; and the 51-story The Tides, the community’s second rental property with 607 luxury units. The first phase of The Parkhomes at Lakeshore East, an enclave of 24 gracious townhomes, has been brought to market. A diverse retail component of the community already includes leases for a full-service Treasure Island grocery market, Fifth Third Bank facility and Caffé RoM coffee shop. <br><br>Aqua’s sales center, 375 E. Wacker Drive, is open 11 a.m. to 6 p.m. Monday through Friday, 11 a.m. to 5 p.m. Saturday and 11 a.m. to 4 p.m. Sunday.
